Why it happens

Covered porches get shade and splash-back — mildew loves both. Ceilings especially hold growth because rain never rinses them. It's also the highest-touch area of the house, so we treat it gently.

The Safe Touch process

Ceilings and fans first. Soft-washed overhead, drips managed, lights and outlets protected.
Railings and spindles by hand. Detailed, not sprayed past — the parts hands touch get the most care.
Entry thresholds brightened. The step everyone actually stands on gets finished last, so it stays clean.
Second-story patios & balconies. Elevated patios, walk-outs, and upstairs entries get the same detailing as ground level.
Back decks & lanais. Wood decks soft-washed and brightened — never blasted; railings and stairs detailed by hand.
Mud dauber honesty. Nests come down with the wash; the outline stains they leave can be hand-scrubbed for an additional charge — we point them out before quoting.
